The process

How we help you sell, step by step.

Every sale is a little different, so we adapt to your home and your goals. Here's the path most of our sellers follow — a clear, guided sequence from first conversation to closing day.

  1. 1

    Initial consultation

We start with a conversation — no obligation. You tell us about the home, your timing, and what a good move looks like for you. We answer questions and explain how we typically work with sellers on the Grand Strand.

  2. 2

    Property walkthrough

We walk the home with you to understand its condition, layout, and the features that matter to local buyers. Seeing the property in person is what lets us give you grounded, specific feedback rather than a generic estimate.

  3. 3

    Pricing & market-position discussion

We review recent local market activity and comparable homes together and talk through how your home is positioned. Pricing is a decision we make with you — you stay in control of the number.

  4. 4

    Preparation & photography

Before a home goes live, we talk through simple, high-impact things that help it show well, and we arrange professional photography where it makes sense so the listing looks its best online.

  5. 5

    Launch & marketing

When you're ready, the home goes on the MLS and is presented on the Forturro website. From there it syndicates out to the major real-estate portals so buyers and their agents can find it.

  6. 6

    Showings & feedback

We help coordinate showings around your schedule and gather feedback from the agents and buyers who see the home, so you always know how the market is responding.

  7. 7

    Offer review & negotiation

As offers come in, we walk through the terms with you — price, contingencies, timeline, and financing — so you can weigh them clearly. We negotiate on your behalf toward the outcome that fits your goals.

  8. 8

    Contract-to-closing coordination

Once you're under contract, we help keep the inspection, appraisal, and closing timeline on track and coordinate with the closing attorney and the other side so the details don't slip.
